Residential rental prices in the city of S\u00e3o Paulo recorded their first drop in June after 46 consecutive months of increases. The variation was just -0.02% compared to May, according to the QuintoAndar Imovelweb Rental Index<\/a>. The last time the index had registered a negative monthly variation was in July 2021. The average price per square meter in the capital closed the month at R$ 68.90.<\/p>\n\n\n\n

Despite the slight decline, rental prices in S\u00e3o Paulo still accumulate an appreciation of 8.29% over the last 12 months. The data from June, however, confirms the trend of cooling prices. The accumulated increase in the first half of 2025 closed at 4.98% \u2014 the mildest result for the period since 2021. For comparison, the increase in the first six months of 2024 was 6.35%, in 2023, 6.8%, and in 2022, 9.04%.<\/p>\n\n\n\n

“The rental market in S\u00e3o Paulo was coming from a cycle of significant increases, driven by strong demand. This slight drop, the first in almost four years, combined with a more contained semi-annual result, is a clear sign that prices are reaching a new level of equilibrium. This is not a downward trend, but a natural stabilization after a period of intense heating,” analyzes Thiago Reis, Data Manager at Grupo QuintoAndar.<\/p>\n\n\n\n

Three-bedroom properties showed the highest appreciation over the last 12 months, with a 9.56% increase in the price per square meter, reaching R$ 59.65. One-bedroom apartments, despite a smaller appreciation in the period (8.07%), continue to have the most expensive price per square meter in the city, costing an average of R$ 84.40.<\/p>\n\n\n\n

Among neighborhoods, the highlight for appreciation in the last year was Sumar\u00e9, with a 35.6% increase. Centro and Vila Mascote also recorded strong increases of 27.9% and 25.2%, respectively. The largest decreases in the period were registered in Alto de Pinheiros (-13.3%) and Vila S\u00f4nia (-7.4%). Among the most expensive neighborhoods in the city, Vila Ol\u00edmpia leads with a square meter price of R$ 103.40, followed by Brooklin (R$ 99.70) and Vila Nova Concei\u00e7\u00e3o (R$ 95.20).<\/p>\n\n\n\n

Reduced Discounts<\/strong><\/p>\n\n\n\n

Despite the slight drop in the city’s overall price, the market remains extremely heated. The average discount obtained in rental negotiations in S\u00e3o Paulo was 2.6% in June, a variation of -0.1 points compared to May. This is the lowest percentage in the entire historical series.<\/p>\n\n\n\n

The discount is calculated based on the difference between the advertised price and the actual amount paid for properties sold in the reference month.
