The shock in the supply of properties, caused by the rains in April and May 2024, impacted the local market as a whole, raising prices in the subsequent periods<\/sup>.<\/p>\n\n\n\nOver the months, as the city’s rhythm returned to normal, the average cost of rent began to grow moderately again, reflecting the scenario observed last month<\/sup>. In the first half of 2025, Porto Alegre recorded a cumulative appreciation of 4.81%<\/sup>. This was the smallest increase for the period since 2022, when rent rose by 3.2% between January and June<\/sup>. In 2024, the increase had been 7.64%<\/sup>.<\/p>\n\n\n\n“The rental market in Porto Alegre is showing signs of stabilization after a period of strong price pressure. The slowdown in the 12-month cumulative figure indicates that the growth rate is returning to a moderate level. Still, the demand for rental properties remains high, which should keep prices at an elevated level in the coming months,” says Thiago Reis, Data Manager at Grupo QuintoAndar<\/sup>.<\/p>\n\n\n\nAmong the most expensive neighborhoods to rent in Porto Alegre, Tr\u00eas Figueiras stands out with a square meter price of R$ 66.20, followed by Rio Branco at R$ 62.90.
