Los datos provienen del <a href=\"https:\/\/grupoquintoandar.com\/indice-de-aluguel\/\">\u00cdndice de Alquiler QuintoAndar Imovelweb<\/a>. Seg\u00fan el indicador, los resultados se\u00f1alan una desaceleraci\u00f3n significativa en el ritmo de valorizaci\u00f3n de los alquileres en la capital de Minas Gerais. Sin embargo, la variaci\u00f3n a\u00fan supera la inflaci\u00f3n.<\/p>\n\n\n\n<p>El precio promedio del alquiler acumul\u00f3 un alza del 12,56% en los 12 meses terminados en julio de 2025<sup><\/sup>. Aunque sigue siendo positiva, esta es la tasa de crecimiento anual m\u00e1s baja registrada para la capital desde mayo de 2024<sup><\/sup>. Los datos refuerzan la posibilidad de una desaceleraci\u00f3n en el aumento de los precios, ya que en junio el precio promedio del metro cuadrado registr\u00f3 su primera ca\u00edda en 30 meses<sup><\/sup>.<\/p>\n\n\n\n<p>Seg\u00fan Thiago Reis, gerente de Datos del Grupo QuintoAndar, esta moderaci\u00f3n en el crecimiento no indica un enfriamiento de la demanda. En julio, el precio promedio del metro cuadrado alcanz\u00f3 los R$ 41,49, un 0,49% por encima de lo observado en junio.<\/p>\n\n\n\n<p>\u00abEs una buena se\u00f1al para los inquilinos que buscan nuevas opciones de vivienda, ya que la reducci\u00f3n del ritmo de crecimiento tiende a hacer el mercado de alquileres menos vol\u00e1til. Para los propietarios, es importante destacar que, incluso con la desaceleraci\u00f3n, la valorizaci\u00f3n acumulada se mantiene por encima de la inflaci\u00f3n, protegiendo el valor del patrimonio. El mercado sigue activo\u00bb, afirma Reis<sup><\/sup>.<\/p>\n\n\n\n<p>En julio de 2025, el \u00cdndice Nacional de Precios al Consumidor Amplio (IPCA-15), conocido como la \u00abprevia de la inflaci\u00f3n\u00bb, registr\u00f3 una inflaci\u00f3n acumulada del 5,3% en los \u00faltimos 12 meses. Este es un nivel inferior al registrado por el indicador de alquiler en la capital.<\/p>\n\n\n\n<p>Un reflejo del dinamismo del mercado es la tasa de descuento. En julio, el descuento promedio en los contratos cerrados en Belo Horizonte fue del 2,4%, 0,4 puntos porcentuales por encima del nivel observado en junio (2,0%)<sup><\/sup>.
