Vila Mariana, Liberdade, Jardim An\u00e1lia Franco, Perdizes e Jabaquara s\u00e3o alguns dos bairros em que o pre\u00e7o do aluguel ultrapassa os n\u00edveis do in\u00edcio de 2020.&nbsp;<\/p>\n\n\n\n<p>A an\u00e1lise compara a m\u00e9dia do pre\u00e7o do metro quadrado de aluguel dos tr\u00eas \u00faltimos meses (jan-fev-mar\/22) com a registrada no primeiro trimestre de 2020 (jan-fev-mar\/20), antes do in\u00edcio da pandemia. O levantamento foi realizado a partir da base do \u00edndice QuintoAndar de Aluguel, indicador mensal que utiliza valores definidos em contrato.<\/p>\n\n\n\n<p>O aluguel por m\u00b2 em 34 dos 61 bairros monitorados pelo \u00edndice j\u00e1 \u00e9 superior ao patamar de 2020, o equivalente a 56% das localidades da capital paulista. Os bairros est\u00e3o espalhados por todas as regi\u00f5es, indicando que ainda n\u00e3o h\u00e1 um efeito homog\u00eaneo na cidade.&nbsp;<\/p>\n\n\n\n<p>Em mar\u00e7o, segundo o \u00edndice QuintoAndar, o pre\u00e7o m\u00e9dio do metro quadrado (R$ 39,01) praticamente igualou o registrado em mar\u00e7o de 2020 (R$ 39,05),&nbsp; in\u00edcio da crise sanit\u00e1ria da Covid-19. Segundo o indicador, o pre\u00e7o est\u00e1 0,1% abaixo do registrado naquele per\u00edodo.&nbsp;<\/p>\n\n\n\n<p>Zonas quentes de negocia\u00e7\u00e3o da cidade, como Pinheiros e Vila Ol\u00edmpia, por exemplo, ainda est\u00e3o distantes da recupera\u00e7\u00e3o. Os dois bairros est\u00e3o 11,9% e 13,5% distantes do pre\u00e7o negociado em mar\u00e7o de 2020, respectivamente. Por outro lado, regi\u00f5es como Tatuap\u00e9 e Mooca j\u00e1 apresentam retomada do pre\u00e7o m\u00e9dio do metro quadrado.<\/p>\n\n\n\n<p>&#8220;O valor do aluguel foi afetado em quase todos os bairros durante os meses iniciais da pandemia, em 2020. O tamanho do impacto e o tempo de recupera\u00e7\u00e3o, por\u00e9m, s\u00e3o bastante distintos. Bairros com maior quantidade de apartamentos de um quarto, como Vila Clementino e Liberdade, s\u00f3 conseguiram recuperar os pre\u00e7os com a retomada da procura por esses tipos de im\u00f3vel nos \u00faltimos meses, com o arrefecimento da crise sanit\u00e1ria, destaca Thiago Reis, gerente de dados do QuintoAndar.&nbsp;<\/p>\n\n\n\n<p>Segundo o \u00edndice QuintoAndar de Aluguel, a crescente recupera\u00e7\u00e3o dos bairros \u00e9 reflexo do aquecimento do mercado imobili\u00e1rio paulistano nos \u00faltimos meses. Em mar\u00e7o, segundo o indicador, a alta foi de 1,69% em compara\u00e7\u00e3o com fevereiro, atingindo a m\u00e9dia de R$ 39,01 por metro quadrado. Foi o nono m\u00eas consecutivo de alta. Em 12 meses, o valor m\u00e9dio do metro quadrado subiu 6,44%.&nbsp;<\/p>\n\n\n\n<p>Entre os principais fatores para o recorde registrado est\u00e3o a alta temporada de procura de alugu\u00e9is e a busca por studios e im\u00f3veis de um dormit\u00f3rio, resultado da retomada da atividade econ\u00f4mica e da volta, em boa medida, ao trabalho presencial.
