Dados do \u00edndice QuintoAndar de Aluguel, divulgado hoje, apontam que o pre\u00e7o do metro quadrado dos apartamentos de um quarto atingiu a m\u00e9dia de R$ 53,32 em novembro. \u00c9 o maior valor do metro quadrado da s\u00e9rie hist\u00f3rica do indicador, iniciada em junho de 2019.<\/p>\n\n\n\n<p>At\u00e9 ent\u00e3o, o maior pre\u00e7o negociado havia sido registrado em mar\u00e7o de 2020, antes da pandemia de Covid-19, quando o pre\u00e7o m\u00e9dio atingiu R$ 52,58. Em novembro, o indicador registrou o 6\u00ba m\u00eas consecutivo de alta, refor\u00e7ando o cen\u00e1rio de aquecimento desses im\u00f3veis na capital. Em 12 meses, o valor m\u00e9dio do metro quadrado das resid\u00eancias de um quarto subiu 18,8%.<\/p>\n\n\n\n<p>Segundo Vinicius Oike, economista do QuintoAndar, o valor recorde dos apartamentos de um quarto consolida a recupera\u00e7\u00e3o do mercado imobili\u00e1rio paulistano das perdas da pandemia.<\/p>\n\n\n\n<p>&#8220;Somente os im\u00f3veis de um quarto ainda n\u00e3o haviam recuperado todas as perdas da pandemia em S\u00e3o Paulo, o que aconteceu agora em novembro. Muitas pessoas voltaram a morar perto do trabalho e de locais com f\u00e1cil acesso ao transporte p\u00fablico nos \u00faltimos meses, destaca.&nbsp;<\/p>\n\n\n\n<p>Os n\u00fameros mostram que os im\u00f3veis menores foram os que mais valorizaram entre todos os tipos na capital. Os apartamentos de dois e tr\u00eas quartos subiram 13,5% e 12,7% nos \u00faltimos 12 meses. Considerando a m\u00e9dia de pre\u00e7os do \u00faltimo m\u00eas, quem aluga um im\u00f3vel de um quarto paga 50% a mais pelo metro quadrado do que aqueles que moram em resid\u00eancias com dois quartos.&nbsp;<\/p>\n\n\n\n<p>&#8220;O valor do metro quadrado \u00e9 mais elevado, mas o valor m\u00e9dio desses im\u00f3veis \u00e9 menor, o que ajuda na atratividade, lembra Oike.&nbsp;<\/p>\n\n\n\n<p><strong>Pre\u00e7o sobe pelo 16\u00ba m\u00eas seguido em SP<\/strong><\/p>\n\n\n\n<p>Al\u00e9m da crescente demanda por studios e microapartamentos, a procura por outros tipos de im\u00f3veis tamb\u00e9m tem contribu\u00eddo para que os pre\u00e7os em S\u00e3o Paulo se mantenham em alta. Em novembro, os pre\u00e7os do aluguel subiram pelo 16\u00ba m\u00eas consecutivo, com alta de 0,55% em compara\u00e7\u00e3o com outubro, atingindo a m\u00e9dia de R$ 41,93 por metro quadrado.&nbsp;<\/p>\n\n\n\n<p>\u00c9 o maior valor da s\u00e9rie hist\u00f3rica do indicador, iniciada em 2019. Em 12 meses, o valor m\u00e9dio do metro quadrado subiu 16,5%.&nbsp;<\/p>\n\n\n\n<p>Mesmo com o valor em alta, os consumidores ainda t\u00eam encontrado espa\u00e7o para negocia\u00e7\u00e3o. Dados do \u00edndice QuintoAndar mostram que a diferen\u00e7a entre o pre\u00e7o do an\u00fancio e o do contrato atingiu -10,06%.<br>&#8220;Com o mercado aquecido, os propriet\u00e1rios t\u00eam aproveitado para aumentar cada vez mais os pre\u00e7os. Isso n\u00e3o significa, por\u00e9m, que os contratos fechados estejam acompanhando essa alta na mesma medida.
