Os dados s\u00e3o do <a href=\"https:\/\/grupoquintoandar.com\/indice-de-aluguel\/\">\u00cdndice de Aluguel QuintoAndar Imovelweb<\/a>, divulgado nesta ter\u00e7a (10). Segundo o indicador, os resultados indicam uma desacelera\u00e7\u00e3o significativa no ritmo de valoriza\u00e7\u00e3o dos alugu\u00e9is nas duas maiores metr\u00f3poles do pa\u00eds. A varia\u00e7\u00e3o, no entanto, ainda supera a infla\u00e7\u00e3o<\/p>\n\n\n\n<p>Em S\u00e3o Paulo, o pre\u00e7o m\u00e9dio do aluguel acumulou uma alta de 8,68% nos \u00faltimos 12 meses encerrados em maio de 2025. Embora ainda positiva, essa \u00e9 a menor taxa de crescimento anual registrada para a capital paulista desde abril de 2022. O resultado marca uma inflex\u00e3o no mercado paulistano, que mantinha um crescimento interanual na casa de 9% nos \u00faltimos dois anos. Em maio, o pre\u00e7o m\u00e9dio do metro quadrado atingiu R$ 68,91 &#8211; 0,12% acima do observado em abril.<\/p>\n\n\n\n<p>No Rio de Janeiro, a situa\u00e7\u00e3o \u00e9 similar. A capital fluminense apresentou uma valoriza\u00e7\u00e3o acumulada de cerca de 10,13% nos alugu\u00e9is nos \u00faltimos 12 meses at\u00e9 maio de 2025, consolidando-se tamb\u00e9m como o menor patamar em tr\u00eas anos. No \u00faltimo m\u00eas, o pre\u00e7o m\u00e9dio do metro quadrado atingiu R$ 45,50 &#8211; 0,38% acima do observado em abril.<\/p>\n\n\n\n<p>Na avalia\u00e7\u00e3o de Thiago Reis, gerente de Dados do Grupo QuintoAndar, essa modera\u00e7\u00e3o no crescimento n\u00e3o indica um arrefecimento da demanda nos dois mercados.<\/p>\n\n\n\n<p>&#8220;\u00c9 um bom sinal para inquilinos que buscam novas op\u00e7\u00f5es de moradia, j\u00e1 que a redu\u00e7\u00e3o do ritmo de crescimento tende a tornar o mercado de aluguel menos vol\u00e1til. Para os propriet\u00e1rios, \u00e9 importante ressaltar que, mesmo com a desacelera\u00e7\u00e3o, a valoriza\u00e7\u00e3o acumulada ainda se mant\u00e9m acima da infla\u00e7\u00e3o, protegendo o valor do patrim\u00f4nio. O mercado continua aquecido&#8221;, afirma Reis.<\/p>\n\n\n\n<p>Em maio de 2025, o \u00cdndice Nacional de Pre\u00e7os ao Consumidor Amplo (IPCA-15), conhecido como \u201cpr\u00e9via da infla\u00e7\u00e3o\u201d, registrou uma infla\u00e7\u00e3o acumulada de 4,07% nos \u00faltimos 12 meses. Trata-se de um patamar inferior ao registrado pelo indicador de aluguel nas duas capitais.&nbsp;<\/p>\n\n\n\n<p>Um retrato do aquecimento do mercado \u00e9 a taxa de desconto. Em maio, a m\u00e9dia de desconto nos contratos fechados em S\u00e3o Paulo foi de 2,7%, mantendo o patamar observado em abril, at\u00e9 ent\u00e3o o menor registrado desde o in\u00edcio da s\u00e9rie, em 2020. No Rio, a taxa m\u00e9dia de desconto ficou em 2,2%.<\/p>\n\n\n\n<p>O \u00edndice de desconto \u00e9 calculado com base na diferen\u00e7a entre o pre\u00e7o anunciado e o valor efetivamente pago nos im\u00f3veis negociados no m\u00eas de refer\u00eancia.
