Para entrar na composi\u00e7\u00e3o do \u00cdndice, o bairro-dormit\u00f3rio precisa ter um n\u00famero m\u00ednimo mensal de observa\u00e7\u00f5es, al\u00e9m de atender a outros crit\u00e9rios t\u00e9cnicos. Estes dados s\u00e3o processados e depois ponderados para que seja constru\u00eddo um \u00edndice geral da cidade, que representa a tend\u00eancia dos pre\u00e7os no mercado. Os bairros com maior n\u00famero de im\u00f3veis alugados t\u00eam um peso relativamente maior na composi\u00e7\u00e3o do \u00cdndice geral.
