O pre\u00e7o do aluguel residencial em Porto Alegre registrou uma alta de 0,95% em junho, uma leve acelera\u00e7\u00e3o em compara\u00e7\u00e3o com o m\u00eas anterior. A varia\u00e7\u00e3o acumulada nos \u00faltimos 12 meses, no entanto, desacelerou para 11,71% – o menor patamar registrado desde as enchentes de maio de 2024, que impactaram fortemente o mercado imobili\u00e1rio local. O choque na oferta de im\u00f3veis impactou o mercado local como um todo, elevando o pre\u00e7o nos per\u00edodos subsequentes. Ao longo dos meses, com o ritmo da cidade voltando \u00e0 normalidade, o custo m\u00e9dio do aluguel voltou a crescer de forma moderada, refletindo no cen\u00e1rio observado no \u00faltimo m\u00eas.<\/p>\n\n\n\n

No primeiro semestre de 2025, Porto Alegre registrou uma valoriza\u00e7\u00e3o acumulada de 4,81%. Foi a menor alta para o per\u00edodo desde 2022, quando o aluguel subiu 3,2% entre janeiro e junho. Em 2024, a alta havia sido de 7,64%. <\/p>\n\n\n\n

“O mercado de aluguel em Porto Alegre mostra sinais de acomoda\u00e7\u00e3o ap\u00f3s um per\u00edodo de forte press\u00e3o nos pre\u00e7os. A desacelera\u00e7\u00e3o no acumulado dos \u00faltimos 12 meses indica que o ritmo de crescimento est\u00e1 voltando a um patamar mais pr\u00f3ximo do per\u00edodo anterior \u00e0s enchentes. Ainda assim, a demanda por im\u00f3veis para loca\u00e7\u00e3o continua aquecida, o que deve manter os pre\u00e7os em um patamar elevado nos pr\u00f3ximos meses”, afirma Thiago Reis, gerente de Dados do Grupo QuintoAndar.<\/p>\n\n\n\n

Entre os bairros mais caros para se alugar em Porto Alegre, Tr\u00eas Figueiras se destaca com o metro quadrado a R$ 63,50, seguido por Rio Branco, com R$ 61,80.
