No Rio de Janeiro, a varia\u00e7\u00e3o mensal foi de 1,55%. O terceiro m\u00eas seguido de recupera\u00e7\u00e3o no indicador mensal em ambas as regi\u00f5es, por\u00e9m, n\u00e3o apaga as baixas dos \u00faltimos 12 meses. Em SP, a queda acumulada at\u00e9 mar\u00e7o ficou em 6,16% e, na capital fluminense, a retra\u00e7\u00e3o no per\u00edodo foi de 1,46%.<\/p>\n\n\n\n<p>O \u00edndice QuintoAndar leva em considera\u00e7\u00e3o pre\u00e7os efetivamente usados em contratos fechados, mais precisos que os valores de aluguel. O indicador aponta tamb\u00e9m a dist\u00e2ncia entre as m\u00e9dias de pre\u00e7os dos an\u00fancios em rela\u00e7\u00e3o \u00e0queles realmente utilizados nos alugu\u00e9is. Em fevereiro, os an\u00fancios indicaram valores por m\u00b2 em m\u00e9dia 10,26% acima da realidade do mercado em S\u00e3o Paulo. J\u00e1 no Rio a diferen\u00e7a m\u00e9dia a mais dos an\u00fancios foi de 14,17% no mesmo per\u00edodo.<\/p>\n\n\n\n<p><strong>Dados de S\u00e3o Paulo<\/strong><\/p>\n\n\n\n<p>Em S\u00e3o Paulo, o bairro que mais se valorizou nos \u00faltimos seis meses foi o Jardim An\u00e1lia Franco, seguido por Real Parque e Vila Formosa. J\u00e1 as maiores quedas nesse intervalo foram Vila. Romana, Campo Belo e Santo Amaro. Entre os bairros com metro quadrado de aluguel mais caro na cidade est\u00e3o, Vila Ol\u00edmpia, Vila Nova Concei\u00e7\u00e3o e Pinheiros.&nbsp;<\/p>\n\n\n\n<p>Em rela\u00e7\u00e3o ao tamanho, o pre\u00e7o do aluguel por metro quadrado dos im\u00f3veis de um quarto subiu 1,5% em mar\u00e7o ante fevereiro. No mesmo per\u00edodo, houve alta de 1,8% e 0,2% nos pre\u00e7os m\u00e9dios de aluguel dos im\u00f3veis de 2 e 3 dormit\u00f3rios, respectivamente.<\/p>\n\n\n\n<p><strong>Dados do Rio de Janeiro<\/strong>&nbsp;<\/p>\n\n\n\n<p>A maior alta de aluguel por metro quadrado no Rio foi o Recreio, Barra da Tijuca e Ipanema. J\u00e1 as maiores retra\u00e7\u00f5es vieram de Santa Teresa, Centro e Graja\u00fa, pelo segundo m\u00eas consecutivo.&nbsp; Na lista de mais caros da cidade, aparecem Ipanema, Leblon e Botafogo.<\/p>\n\n\n\n<p>Os im\u00f3veis de at\u00e9 1 dormit\u00f3rio tiveram alta no pre\u00e7o do metro quadrado de 1,9% em mar\u00e7o, comparado com fevereiro.&nbsp; Os dois quartos tiveram aumento de 1,3%%. J\u00e1 os im\u00f3veis de tr\u00eas dormit\u00f3rios se mantiveram est\u00e1veis.&nbsp;<\/p>\n\n\n\n<p>&#8220;Embora o pre\u00e7o do m\u00b2 esteja mais valorizado nos \u00faltimos tr\u00eas meses, as incertezas trazidas pela pandemia impossibilitam qualquer previs\u00e3o sobre os contratos de aluguel, conta Fernando Paiva, head de dados do QuintoAndar. &#8220;Neste momento, acompanhar de perto a evolu\u00e7\u00e3o dos pre\u00e7os \u00e9 primordial para evitar surpresas na hora de fechar um contrato de loca\u00e7\u00e3o.
